One of the first questions people ask when they're looking into a pool inspection is straightforward: what's it going to cost?
It's a fair question. And the answer, like most things involving pools, depends on a few factors.
A standard pool inspection in New Jersey typically runs somewhere in the range of $150 to $400, depending on the size and complexity of the pool system and what's included. At Precision Pool Inspection, we price based on what a thorough, legitimate inspection requires — not to undercut competitors on a number they'll make up on the back end.
If you see a pool inspection advertised for $75 or $100, it's worth asking what that actually covers. A price that low usually means a quick visual walkthrough and a short checklist — not a full evaluation of the electrical, plumbing, structural components, and safety features of the pool system.
Pool size and complexity. A small above-ground pool with a basic filter system is a simpler inspection than an in-ground pool with a heater, salt system, automation controls, water features, and a spa attached. More components mean more time and more expertise required.
Additional services. A standard inspection covers what can be assessed through a thorough visual evaluation and equipment operation test. If you want to know whether the pool has an underground leak, that requires a separate service — computer leak analysis — which adds to the cost. If a leak is confirmed and you need divers to locate it, leak detection diving is another step.
Travel within the service area. Precision Pool Inspection serves Monmouth, Ocean, and Middlesex Counties. Inspections within the Central Jersey Shore area are the core service region, though we do work throughout these counties.
Here's the thing about a pool inspection that often gets overlooked: you're not really paying for someone to walk around and look at your pool. You're paying for expertise and liability protection.
A certified pool inspector with 25+ years of hands-on experience — who has seen hundreds of pool systems in the same geographic area, who knows what freeze-thaw cycles do to plaster in Central NJ, who has identified the same failing pump symptom dozens of times before — is going to give you a fundamentally different report than someone doing a visual check with a general inspection checklist.
What that expertise catches translates directly to money. Pool pump replacement: $800–2,500. Heater: $1,500–4,000. Underground plumbing repair: $3,000–10,000+. Structural repair: more. Catching one of these before closing more than covers the cost of the inspection several times over.
No, it's not legally required. But neither is a home inspection, and most buyers wouldn't skip that.
Lenders don't typically require pool inspections as a condition of the mortgage. But that doesn't mean skipping one is a good idea — it just means the downside falls entirely on you if something goes wrong.
If you're buying a home with a pool in New Jersey, budget for the inspection. If you're a seller, consider ordering one before you list so there are no surprises in the transaction.
Within 24 hours of the physical inspection, you'll receive a detailed report that includes photos, descriptions of all findings, notes on urgency, and recommendations. If there are issues that require repair, we can point you toward contractors in the area — but we don't perform repairs ourselves, by design. Our job is to give you an unbiased assessment, and we can't do that if we're also in the business of selling you repair services.
If the inspection uncovers significant problems, that report becomes a negotiating tool. Buyers can request that sellers address deficiencies before closing, adjust the purchase price, or make informed decisions about whether to proceed.
If the inspection comes back clean, you get peace of mind — and that's worth something too.
