Above ground pools need professional inspections too. Here's what a certified pool inspector checks on above ground pools in New Jersey — and the problems we most commonly find.

There's a common assumption that above ground pools don't need a professional inspection — that they're simpler, lower-stakes, and easier for anyone to evaluate on their own. In practice, that's not quite right.
Above ground pools have a distinct set of failure points, and some of the most expensive problems we see during inspections are on above ground systems that owners assumed were fine because the water was clear and the pump was running.
Here's what a thorough above ground pool inspection actually covers.
The liner is the first place we look closely. Above ground pool liners have a typical lifespan of 7–12 years depending on sun exposure, water chemistry, and usage. What we're evaluating:
Liner condition: Fading and wrinkling are cosmetic. What matters more are stress points — areas where the liner is stretched or pulled away from the track, small tears or punctures that may not be visible as leaks yet, and areas where the liner has separated from the wall due to water chemistry imbalance or physical stress.
Wall panels: Above ground pool walls are typically steel, resin, or aluminum. Steel walls can rust — and rust that's gotten behind the liner is a serious issue that's hard to detect until it's caused real damage. We look for rust bleeding, bulging, or visible corrosion on the wall exterior.
Frame and uprights: Structural components get evaluated for corrosion, bending, or joint failure. A compromised upright doesn't fail gradually — it fails suddenly and dramatically.
Top rail and connectors: The top rail holds the shape of the pool and keeps the liner in track. Connectors that are cracked, corroded, or improperly assembled are a structural concern.
Above ground pool equipment is often installed by homeowners or pool stores without the oversight that goes into in-ground construction. That doesn't mean it's done wrong, but it does mean there's more variability to evaluate.
Pump and filter: We run the system to check for proper operation, listen for unusual noise that indicates bearing wear or cavitation, and evaluate whether the pump is appropriately sized for the pool volume. An undersized pump means inadequate circulation; an oversized pump can stress the plumbing fittings and liner connections.
Plumbing connections: Above ground pools use flexible hose connections between the pool fittings and the equipment. These connections are subject to UV degradation, freeze damage (a particular issue in Central NJ), and improper tightening. A slow drip from a hose connection can look like a pool leak when it's actually a hardware failure.
Electrical: The pump needs to be properly wired for its voltage and amperage, with GFCI protection on the circuit. We check that the electrical installation meets code.
Above ground pools present a different set of access control challenges than in-ground pools. The pool wall itself is typically 48–54 inches high, which provides some barrier. But the ladder — particularly ladders that are left deployed rather than locked or removed — becomes the access point.
New Jersey code requirements for above ground pool barriers vary, but the general principle applies: there needs to be a means of preventing unauthorized access, particularly by children. A removable ladder that's always in place isn't functioning as a barrier. We note access control deficiencies in our reports.
In over 25 years of evaluating pools in Central New Jersey, the above ground pool issues that come up most often are:
Rusty wall panels behind the liner. This is the big one. Wall rust isn't always visible from outside, and by the time the liner shows discoloration or the wall bulges, the damage is already extensive.
Undersized or failing pumps. Many above ground pools are running pumps that worked fine when the pool was new but are significantly undersized given the filter media condition, the plumbing layout, or the pool volume. You can have a pump that turns on and moves water but isn't providing adequate circulation.
Compromised liner connections at return fittings. The faceplate that holds the return fitting in the liner is one of the most common leak points on above ground pools. A small weep can go unnoticed for a season and then become a significant liner issue.
Electrical shortcuts. Above ground pool pumps are sometimes wired informally — an extension cord to a garage outlet, for example, is not a compliant installation.
If you're buying a home with an above ground pool and thinking about skipping the inspection because "it's just an above ground pool," reconsider. The cost of a quality above ground pool system isn't trivial, and replacing a wall panel, liner, and pump all at once can add up quickly. An inspection gives you a documented picture of what you're acquiring.
